Gentle density: fourplexes and sixplexes that sit between a single-family house and a mid-rise. Toronto zoned it out for fifty years; the 2023 Multiplex Bylaw zoned it back in.
These buildings read as large houses on an ordinary street, but deliver larger, more versatile homes than a condo — usually with private outdoor space. "4+1" and "6+1" mean the units in the main building plus one garden or laneway suite.

Every building is standardized in massing, envelope and interior layout, so decisions are fast and construction is repeatable. Nearly all sites sit 200–500 m from a major transit station with direct street parking.
Effectively everything. We run feasibility and design on your lot, zoning review, Committee of Adjustment strategy and building permits, build with our own supervision and trades, and support your financing from construction loan through CMHC takeout.
Construction is our core competency, not a subcontracted risk. Owning the whole chain is how we control cost, quality, schedule and your outcome.
For 4+1 and 6+1 projects: all permits within five months of kickoff, construction within nine months of permit — roughly 14 months from start to occupancy.
For severed lots producing 10+ units: eight months to permits, eleven to completion. Across the board we run about 30% faster than the industry standard.
Construction debt may be conventional or CMHC, but permanent takeout is always CMHC.
MLI Select scores affordability, energy efficiency and accessibility — better score, better terms: 85–95% LTV and 40–50 year amortizations. Every Plexworks building is designed to qualify for energy-efficiency points, verified by specialist energy modelling. We run the analysis and the submission for you.
Fixed price. One guaranteed number covering materials, labour, site supervision and project management — no hidden fees, no change-order creep.

As of June 2025, a fourplex or sixplex plus a garden or laneway suite is fully exempt from development charges — up to roughly $315K saved on a single lot, straight to project feasibility.
Fourplexes are as-of-right across all Toronto wards; sixplexes as-of-right in the eight Toronto and East York wards (4, 9, 10, 11, 12, 13, 14, 19) and Scarborough North (23). Worth using while the waiver lasts.
Toronto's housing stock is approaching a century old. Keeping legacy foundations, wall assemblies or services buys structural uncertainty, cost overruns and durability problems that show up in the appraisal.
